New house - building Codes


In this article, we will briefly go to a topic that very few people gave any thought at least that they build the House. We talk about the building codes.

Whenever a new House is built, this building has to comply with a number of requirements or codes. In reality, number is a big understatement. Construction of code documents can be hundreds of pages long. The purpose of this article is not to review each in detail but simply give you an idea of the red tape involved when it comes to build a House.

If you choose a location in your new home there is probably a building code that it governs. Consider, for example, the codes governing occupation. This is the number of people who can live in the new home. This number is based on a number of factors, including the type of home as ranch, duplex, etc., the size of the House in square feet and the classification of the House itself, a family, two family, etc. Based on all these factors determines how many people can not only live in the home, but how many people can occupy home safely at the same time, for example, for the parties.

Another common code of the building is fire protection requirements. For new homes built after a certain date, these codes, depending on where you live have become very strict. Almost all new houses must have more than one room smoke detectors. There must be valid escape fire exits. Also, fire extinguishers are now required in many States for new homes. Again, it depends on where you live. Another condition for new houses is real equipment, you can use in the construction of a new home.

Another modern building code concerns your electrical wiring. Years ago you pourrait well enough wire your home with anything. Today there are very few States that allow wiring below a certain minimum. And while older homes do not have to run the code, unless they are an addition to the House, the new homes do not have this choice. They must comply with all the new electrical codes.

Another code of building that manufacturers must be aware of the concerns of heating and ventilation. Boilers must be in the current specifications. You can use oil or gas heat, but in both cases, the equipment must be consistent with the commissions energy codes. Houses are then given a ranking for their energy efficiency. To obtain that energy Stat calls its 4 star rating you have put in place a whole expensive system. It is one of the reasons why new home construction costs are so high because of all the regulations.

While we do not cover this, even the foundation of the new House has to comply with certain regulations. You can not simply dig a hole in the ground. Based on the size of the House under construction, the Foundation must be a certain size autour and as many feet deep into the soil.

And of course the list of codes, including water, insulation, Windows, etc., will on and forever. Yes, each part of your new residence must be to the specifications. The side up to this is that once you moved you will at least fairly certain that your home is protected.

Perhaps they should have done this years. Then the old houses have so many problems.
